01. Selling your house

There are many factors involved in selling a home.  Although it is possible to sell your home on your own, we specialize in taking the work and stress off your plate when we list and sell your house.  Here are some of the many questions that arise in the selling process and we are ready to help with answers and resources to guide you through every step of the process.

When is a good time to sell? What is my home worth? How do I determine the right listing price? How long will it take to sell my home? What do I need to do to get my home ready to sell? What marketing will you do to help sell my home? What is a disclosure? How will the showing process work? How do I make sure qualified buyers are looking at my home?  How do you negotiate multiple offers? How do we navigate inspection requests? What happens if my home doesn’t appraise above the contract price? What happens on the way to the closing table? And many more!

We help sellers just like you on a daily basis wade the waters of home selling and have sold several of our own properties so we understand what you are going through!  If you have a house to sell, or have questions and just want to chat, reach out by phone, text, email, or messenger.  We are always ready to help!

02. Resources

Whether you are looking for a lender, an inspector or appraiser, a contractor or title company or any other referral that might come up during your home search, sale or build we have you covered. 

We have resources for you for getting your home ready to sell, getting qualified to buy, designing your custom home, and even resources to help you move and get established in your new home or town during and after your move.

Having lived and worked  in Northwest Arkansas our whole lives, we have many contacts to help make your real estate transactions easier!  An added bonus of us renovating homes ourselves is that we have several contacts in the construction business as well.  If you need to spruce up your house to sell or make a few minor repairs (or a big renovation project) after you buy, we have the hook up.  Don't hesitate to ask for help!  We love sharing our helpful vendors with you!

03. Buying a house

We love working with buyers! Helping you find your home, learn the home buying process, and guiding you from house-hunting to move-in day gives us the warm fuzzies. Here are some things you should know before you start looking. It’s best to have one agent who is helping you with your search. Your agent will be dedicated to finding you the right property, and then negotiating on all the terms of your transaction on your behalf. You want that person to get to know you and your family’s needs and preferences, rather than starting over with someone new each time you go look at a house. Keep in mind that the agent who shows you a home is, ethically, the one who should continue the transaction. Also, when you call an agent from a yard sign or advertisement, you are dealing with the seller’s agent. While most real estate professionals are adept at handling both sides of a transaction professionally, it makes more sense to deal with someone you have already taken time to get to know and who has your best interests at heart as the buyer. You aren’t paying your agent; unless otherwise stated, he or she is paid by the seller upon closing. Still, you are hiring someone to work for you, so choose the one that you feel fits you best.  We hope that you choose us!

04. Receiving an offer on your house

To most of our sellers we recommend that they have us list their homes to sell on the open market, on the MLS, so that everyone can see the listing and all the real estate websites will pick it up and feature it. Sometimes though, that is the last thing a seller wants. 

Maybe there are extensive repairs needed but no capital to make the repairs?  Maybe a misfortune has happened in the family and there isn't time to list, wait for a buyer, an offer, inspection and appraisal.

There are a few instances that a seller is looking for one of those " we buy houses " people. ;-) And we happen to wear that hat as well!  While we would absolutely love to list your house, occasionally selling your house with a real estate sign in the yard and blasting it to every corner of the internet isn't the most appealing scenario.

If you have a unique situation that lends itself to privacy and minimal intrusion, maybe receiving an offer to purchase is the right option for you.  There won't be showings or appraisals.  You won't be asked to make any repairs or clean out any items that you don't want.  We can make you an as-is offer on your home just as it is.  If this sounds like something that could be of help to you, please connect us right away and we would love to visit with you about options!
